Canadian REIT Buys $69M US Portfolio

Granite Real Estate Investment Trust announced this week that it had purchased a portfolio of three properties from subsidiaries of Ingram Micro Inc. for $68.75 million. While representation or full terms of the deals were not disclosed, Granite did note in a press release that the investment would be funded with the company's line of credit and cash on hand.

The portfolio consists of two logistics distribution facilities in Plainfield, Indiana wit a total of 1,033,520 square feet of space (533,520 and 500,000 respectively), including a total of approximately 140,000 square feet of finished office space; the buildings were constructed in 2009 and 1999. In addition to the two Plainfield buildings, Granite REIT also agreed to purchase 29 acres of adjacent expansion/development land in the AllPoints Midwest Business Park, which provides for up to 585,000 square feet of additional new logistics - industrial space.

"The Indianapolis industrial market is on an absolute tear," commented Jason Tolliver, regional vice president in Cassidy Turley's Indianapolis office. "The traditional drivers of industrial space like housing, manufacturing and warehousing are solid, but the new engine of e-commerce has shifted the market into another gear. As a result, Indianapolis has emerged as one of the strongest markets in the US with some of the largest e-commerce deals completed anywhere in the country."

Elevation Chandler No More, Beginning of Chandler Viridian

Hines announced that it had razed the Elevation Chandler property in Phoenix, Arizona this month, making way for a new mixed-use development dubbed Chandler Viridian. During an event called “Elevating Chandler’s Economic Future" Chandler Mayor Jay Tibshraeny and Chris Anderson, managing director and local city leader for Hines, oversaw the demolition of the unfinished structure. GlobeSt.com chronicled the recent history of the property as such:

Cassidy Turley was awarded the listing for the property in 2010, and originally had it under contract in 2011, but due to the litigation that was the result of a flawed trustee sale that contract was canceled. Over the past four years the property has overcome numerous legal obstacles, including a fight that eventually led to an Arizona Supreme Court Ruling regarding ownership and the right to sell. Cassidy Turley put the property back on the market and through a bid process; Hines was selected and put the property under contract in November 2012.

"After following through with our commitment to remove the unfinished Elevation Chandler structure, Hines is thrilled to move forward with Chandler Viridian, an exciting mixed-used development that promotes walkability with a pedestrian promenade to the Chandler Fashion Center," Anderson said.

Chandler Viridian, a mixed-used development, will include a luxury multifamily complex, a six-story modern brand hotel, a central plaza with 250,000 square feet of Class A office space, and retail options along with a pedestrian promenade to the Chandler Fashion Center. Chandler Viridian is located in the heart of the Chandler retail entertainment district and is the last available site adjacent to the Chandler Fashion Center.

Cassidy Turley to Be Acquired and Merged with DTZ Under New Ownership

Cassidy Turley, the DC-based real estate investment advisor with transactions valued at $25.8 billion in 2013, announced that it had entered into an agreement with an affiliate of DTZ Investment Holdings to sell 100% of the equity interests of Cassidy Turley. Under the terms of the agreement, which is subject to customary closing conditions, the deal will have Cassidy Turley merging its operations with DTZ Group, which provides a similar combination of real estate services to customers in Europe and Asia. The consortium of public and private investors acquiring Cassidy Turley includes private equity firm TPG, whose other investments include Burger King and Petco; PAG, an Asian investment manager that says it oversees an $11 billion portfolio; and the Ontario Teachers' Pension Plan. The consortium's acquisition of DTZ is scheduled to close around October 31, while the acquisition of Cassidy Turley will be finalized on December 31.

"DTZ recognized, as did TPG, that they needed more scale, and they have the financial backing to get that scale," said Brandon Dobell, an analyst with Chicago-based William Blair & Co., in a Bloomberg article. "And probably as importantly, they have the financial backing to make sure all the producers at DTZ and now at Cassidy know they're going to be around for a while."

"Following a period of intensive mutual due diligence, we are confident that this combination is an excellent cultural fit as well as an opportunity to partner with a global brand," Cassidy Turley CEO Joseph Stettinius Jr. said in a news release.

"The Consortium is very pleased that DTZ Investment Holdings affiliate has reached an agreement to acquire Cassidy Turley after closing of the DTZ transaction. Cassidy Turley is a leading real estate services business in the U.S. and will complement DTZ's existing very strong businesses in Asia and Europe as well as DTZ's existing U.S. businesses," said Ben Gray, Managing Partner, Asia.

The three-building, 305,000-square-foot corporate-style office campus was originally developed by Trammel Crow in 1990 according to a Philadelphia Inquirer article. The campus's buildings at 200, 300 and 400 Bellevue Parkway were 88% occupied when Metzler acquired them in 2005.

Office Vacancy Rates Continue to Decline

A new report from Cassidy Turley, expected to be released in full on January 13, examines the U.S. vacancy rates through the fourth quarter of 2013 and the early news is promising. According to the company, vacancy rates continued to decline in most metropolitan statistical areas in Q4, with rents rising in over half of the country. Further, the report reveals that vacancy is now 220 basis points lower than its recessionary-peak of 17.3%.

"Office vacancy is clearly tightening, but at a rate that is much slower than past recoveries," said Kevin Thorpe, Chief Economist at Cassidy Turley. "Steady job growth and lack of new development has vacancy falling in 70% of the country, but the office sector is still adjusting to the new era of tenant downsizing and space efficiency. Rent growth is still being powered by energy-driven and tech-driven markets, but the rent recovery is clearly beginning to roll into more pockets of the country. Supply/demand fundamentals suggest the majority of the country will be pushing office rents upward by this same time next year."

The top 10 U.S. markets in terms of 2013 rent growth were:

San Francisco, with 11.8% rent growth;
New York, at 9.5%;
Denver, with 7.8%;
San Jose/Silicon Valley, with 7.3%;
Austin, with 7.0%;
Dallas, with 5.6%;
Salt Lake City, with 5.5%;
San Mateo County, at 4.9%;
Oakland-East Bay at 4.4%; and
San Diego, with 4.3% rent growth

The suburban St. Louis headquarters of Energizer Holdings and Panera Bread were among six properties acquired by Tryperion Partners in a St. Louis suburban office portfolio purchase announced this week. While the transaction amounts and terms of the deals were not disclosed, Tryperion did reveal that the acquisition was completed in two separate transactions – two buildings totaling 252,000 square feet in the prominent Maryville Centre office campus in Town and Country were acquired with financing from John Hancock Life Insurance Company, and four buildings totaling 385,000 square feet in Sunset Hills and Maryland Heights were acquired with financing from Wells Fargo. Invesco Acquires SSF Logistics Center

Invesco Real Estate has purchased the SSF Logistics Center in South San Francisco from a partnership of New York City-based Angelo Gordon & Co., Lafayette-based Orchard Partners and Chicago-based Centrum Properties. The property was brought to the market for sale in May, and brokered by Cassidy Turley/BT Commercial. While the terms of the deal and final sale price were not disclosed, industry sources say the property would have sold for around $120 million, according to a report from The Registry.

"The team of Orchard, Cassidy Turley and Centrum brought to bear decades of industrial investment, leasing, entitlement, construction and management expertise, as well as deep locale market relationships and perspectives, on this project. Following a yearlong re-entitlement and redesign for a major logistics company, we are thrilled to consummate this sale to Invesco," said Steve White, a managing director with Angelo Gordon in a prepared statement.

$126M Sale of The Heights at Del Mar

The Heights at Del Mar, a two-building Class A office park in Del Mar Heights, California, was purchased this week by Kilroy Realty Corporation for approximately $126 million. Los Angeles-based Kilroy acquired the campus from Prudential Real Estate, according to brokerage company Cassidy Turley, which represented both the buyer and seller. The Heights at Del Mar is anchored by Neurocrine Biosciences and Knobbe Martens, both of which have long-term commitments in place and combined occupy 94% of the campus.

"The Heights encompasses all the characteristics we seek in an acquisition," said John Kilroy, Jr., Kilroy Realty's Chairman, President and Chief Executive Officer. "It has a strong initial cash return in the mid 6% range, high-quality tenants, strong submarket fundamentals, adjacency to transportation as well as a wide range of retail amenities and the upside potential of additional development. Together, both The Heights and One Paseo will complete our vision of developing a remarkable, urban, mixed-use, live, work and play environment in one of the best and consistently highest demand coastal submarkets of San Diego."

The knowledge-based office and life science campus at 12770-12790 El Camino Real covers 13.8 acres with a total of approximately 219,000 square feet of office space and a subterranean parking structure. The campus also includes a land site that is fully entitled for a state-of-the-art 90,000-square-foot office building to be LEED certified. Cassidy Turley broker Rick Reeder said the next phase of new speculative development in the high-demand Del Mar Heights neighborhood is not expected for three to four years, and the acquisition likely gives Kilroy "a strategic window of opportunity" to meet upcoming demand as the economy continues to improve, according to a San Diego Business Journal article.

VistaPrint Building New HQ in Waltham

VistaPrint, which opened its North American headquarters in Lexington in 1999 and employs roughly 850 people, announced this week that it had decided on a location for a new, expanded U.S. headquarters. In what could be the largest suburban commercial real estate deal of the year, Vistaprint is planning to ink a deal for a 300,000-square-foot build-to-suit headquarters in Waltham, MA, the Boston Business Journal has learned. VistaPrint plans to construct a five-story facility on Wyman Street, replacing a two-story building that was built in the 1960s at 275 Wyman Street.

VistaPrint plans to leave its Lexington location at 95 Hayden Avenue when the lease expires in 2015. According to a Wicked Local Waltham article, the decision was spurred when corporate neighbor The Beal Company filed charges against Hobbs Brook, the management company, and Lexington for VistaPrint's proposed expansion, Lexington Economic Development Director Melisa Tintocalis said.

"When the deal fell through in Lexington, we had to start our search again," said Michael Greiner, Vistaprint's chief accounting officer. "But we wanted to stay in this 128 corridor where we've had good recruiting success. And from a rent versus value standpoint, we think 128 gives us that too. If we moved to Boston, we'd be paying in the high $50s, $60s and even $70s per square foot for some spaces and that math doesn't work for us."

The 11-year lease is expected to be signed in the next two weeks. Greiner won't say how much rent they will pay, but he said it is considerably more than the average rent of $27.63 that Cassidy Turley reported in their second quarter report for Waltham.

Warehouse Demand Off to Strongest Start Since 2008

A new article from CoStar titled Don't Look Now But Warehouse Demand Off to Strongest Start Since 2008 has been released, noting the strong start of the warehouse market in 2013 as the growing pace of construction remains in check with a demand for growth. A survey of transaction data by CoStar's Property & Portfolio Research shows warehouse supply and demand at its strongest levels in at least five years. An excerpt from the article follows:

"Speculative new construction is still not a threat to the ongoing recovery as it is still heavily concentrated in markets that also have strong demand, such as the Inland Empire, Phoenix, and more recently Memphis," said Rene Circ, director of U.S. research/industrial Property & Portfolio Research (PPR), a CoStar company.

"The industrial market is enjoying a recovery in line with historic trends," said Robert Bach, national director of market analytics for Newmark Grubb Knight Frank. "The leasing market is performing better than the investment market, only because it’s harder for investors to source industrial product to match their appetites."

"Housing has emerged from its recessionary slump and is once again driving demand for both warehouse and flex product," said Jason W. Tolliver, vice president of research, Cassidy Turley. "The manufacturing sector continued to expand in the first quarter, although the pace of growth seems to be slowing. Despite this, factory hiring has continued and this bodes well for future CRE demand."

WRIT Completes Sale of Plumtree Professional Center

Plumtree Professional CenterWashington Real Estate Investment Trust (WRIT), a real estate investment trust investing in income-producing properties in the greater Washington metro region, announced this week that it had completed the sale of Plumtree Professional Center for $8.75 million. Represented by Cassidy Turley, the 33,921-square foot, single-story medical office building was sold by WRIT to The Atkins Companies.

"As we continue to focus our investments in larger assets in areas closer to the Washington, DC urban core, Plumtree no longer fits into our strategic vision. The property has been a solid performer over the past six years, as evidenced by our 13% internal rate of return," said George F. "Skip" McKenzie, President and Chief Executive Officer of WRIT.

"This sale represented a rare opportunity for an investor to purchase a stable medical office property in the growing and affluent market of Harford County, Maryland," commented Jonathan M. Carpenter, Senior Vice President and Principal at Cassidy Turley. "Medical office assets remain attractive to both institutional and private investors due to their stable cash flows and irreplaceable locations near key healthcare demand drivers."

Plumtree Professional Center is located at 104 Plumtree Road in Bel Air, Maryland and was built in 1991. WRIT acquired the property in 2006 as part of a portfolio acquisition of four medical office buildings, achieving a net book gain of approximately $1.6 million according to a Baltimore Citybizlist report. At the time of sale, the building was fully leased to five unnamed tenants.
